Attic Inspection Becomes Critical When Snow Impedes the Roof Inspection
During the winter months here in the Cleveland area, we often hear the same question from homeowners:
“If the roof is covered in snow, how can you tell what’s going on?”
The short answer is — we look in the attic.
In this recent inspection, Mike from Tri-County Inspections took a look at the attic of a home built around 2006. From the outside, the roof was completely snow-covered. There was no way to visually assess the shingles or roof surface.
But once inside the attic, the story became very clear.
What We Found During This Attic Inspection
As soon as we entered the attic, we could see signs of moisture that shouldn’t be there.
The roof sheathing showed areas of wet wood and moisture staining. Based on the age of the home, this is likely the original roof, and the materials are beginning to break down. When that happens, moisture can work its way in — even if you haven’t seen leaks inside the living space yet.
We also observed what appeared to be mold growth forming on the roof sheathing. Moisture combined with organic materials like wood creates the perfect environment for mold, which is something homeowners should take seriously.
Frost in the Attic Is a Red Flag
Another important finding was frost buildup on some of the framing members deeper in the attic.
Frost in an attic is typically a sign of poor ventilation and air leakage from the living space below. Warm, moist air rises into a cold attic, condenses, and freezes on cold surfaces. When temperatures fluctuate, that frost melts and turns into moisture — contributing to staining, mold, and long-term damage.
This is why attic inspections are so important during the winter. These conditions are often invisible from the outside.

And as you can see, I can see my breath. The roof's all snow covered so we can't see on the outside what's going on. But then when we get up in the attic, we see this kind of stuff. That's actually wet wood. This roof was installed, I think this house was 2006, most likely this is probably the original roof - which is probably why you have this moisture staining and what looks to be some mold growing up here. You also have some frost way down here, which is usually an indication of poor ventilation, and you got some other moisture damage up there. So, this is why we do home inspections. Why an Attic Inspection Tells Us More Than the Roof Surface
Even when weather conditions prevent a full exterior roof inspection, the attic allows us to:
- Identify active or developing roof leaks
- See moisture damage before it becomes visible inside the home
- Evaluate ventilation and insulation performance
- Assess potential long-term structural concerns
In many cases, attic findings are more informative than the roof surface itself.
