Scheduling a Cleveland Lead Risk Assessment Could be a Waste of Money if Certain Things Aren't Fixed Before We Arrive

“Hey guys, Mike here with Tri County Inspections. And in today's video, I want to talk to you about lead risk assessments. So, I'm at a property here in Cleveland to do a Cleveland Lead Risk Assessment and when I asked the guy, any chipping or peeling paint, he said, "No." That would never pass. Also, this type of stuff with the tarp on the roof, even though it has nothing to do with lead, the city will flag that and it will not pass either. We're sort of doing their job for them, per se, looking for any potential issues and hazards. So, even though it has nothing to do with lead, they would flag that to get fixed - the tarp on the roof. But definitely that would need to be scraped, painted, and redone. So, make sure your property is in check when you're doing these lead risk assessments. Otherwise, it's sort of a waste of time and money to have us come out and do it. Thanks for watching and have a great day..”

Not Able to Perform Cleveland Lead Risk Assessment
Mike uses this video, not to shame the landlord but to explain that issues are sometimes visible on arrival. In this case, a tarp on the roof, while not related to lead, would still be flagged by the city and prevent the assessment from moving forward. The city of Cleveland is using these assessments as a way to check that landlords are maintaining safe housing for their tenants. That is related to lead, of course, but stable roofing material is also a requirement to renting a home out to tenants. Peeling or damaged exterior paint would also need to be scraped, repaired, and repainted before a lead risk assessment could be completed. This is why making sure the property is in good condition ahead of time is critical. Otherwise, the assessment becomes a waste of time and money.
Before Scheduling a Cleveland Lead Risk Assessment, Double-Check These Items
- No peeling, chipping, or flaking paint — inside or outside
- No temporary repairs, such as tarps or patchwork fixes
- No visible exterior or interior conditions the city would flag
- If you’re unsure, take photos and send them before scheduling
