Prelisting Inspection Reveals Rotting Trim and Mold in Attic

You Have a Unique Opportunity When Building A New House....

A prelisting home inspection from Tri County Home Inspections offers sellers invaluable insight into the condition of their property before it hits the market. These sellers, by engaging the expertise of a qualified home inspector, gained a comprehensive understanding of any underlying issues or potential concerns within their home. As it turns out, their home has no big issues that would lengthen the buying process. We found some rotting trim and a minor attic ventilation issue that can easily be addressed before listing the house for sale.

This proactive approach allows sellers to address repairs or updates in advance, ultimately enhancing the appeal and marketability of their property. Armed with detailed knowledge provided by Tri County Home Inspections, sellers can make informed decisions about necessary improvements, ensuring their home presents itself in the best possible light to prospective buyers. Moreover, by tackling issues preemptively, sellers can potentially avoid last-minute negotiations or deal-breakers during the closing process, leading to smoother transactions and greater peace of mind for all parties involved. In essence, a prelisting home inspection serves as a strategic tool that empowers sellers to showcase their property's true value while instilling confidence in potential buyers.

From Mike Vakos, owner and head home inspector:

" today's video real quick I wanted to talk to you about pre listing inspections.  I'm at a house they're getting ready to sell.  They hired me to do a pre listing inspection. Basically we go in, do an inspection (look for ) any ... things that might hang up a deal or slow things down (so they can be addressed prior to listing). The house is pretty new, built in 2007, and I'm up in the attic.  Everything looks good for the most part.  On the outside there was some trim that was a little deteriorated from moisture and if you look here in the attic... you do have some mold right here. Without doing a pre listing inspection, if the buyer did theirs, ... the inspector would catch this and it could cause a red flag.  It could scare someone to back out (of buying the house) so it's always better to be proactive as opposed to reactive.  That way you can make the correction before you get into a contract with someone. That's one of the services we do provide and pre listing inspections are always a great idea!"

Seller Prelisting Inspection

Cleveland Prelisting Home Inspection

The biggest benefit to a seller of getting a prelisting home inspection lies in the ability to identify and address potential issues upfront. By proactively assessing the condition of their property, sellers can take control of the selling process and make necessary repairs or improvements before listing. This approach not only helps to enhance the overall appeal and marketability of the home but also minimizes the likelihood of unexpected surprises or negotiations later in the transaction.
