 "...in today's video real quick I wanted to talk to you about pre listing inspections.  I'm at a house they're getting ready to sell.  They hired me to do a pre listing inspection. Basically we go in, do an inspection (look for ) any ... things that might hang up a deal or slow things down (so they can be addressed prior to listing). The house is pretty new, built in 2007, and I'm up in the attic.  Everything looks good for the most part.  On the outside there was some trim that was a little deteriorated from moisture and if you look here in the attic... you do have some mold right here. Without doing a pre listing inspection, if the buyer did theirs, ... the inspector would catch this and it could cause a red flag.  It could scare someone to back out (of buying the house) so it's always better to be proactive as opposed to reactive.  That way you can make the correction before you get into a contract with someone.
