Commercial Inspection: Standing Water on Roof

Importance of Flat Roof Inspections in Your Commercial Home Inspection

There are many commercial properties that are designed with flat roofs. When a commercial inspection reveals standing water on the roof, are you aware of specific things to consider and have inspected about a flat roof  when purchasing a property? When Tri-County Inspections Owner, Mike Vakos evaluates the Roof of a Cleveland Commercial Property he points out several important factors about flat roofs and why they might be holding standing water.

A flat roof should have a roof drain in order to get rid of water in the event of heavy rains. If anything is plugging or obstructing the roof drain it would inhibit water from draining properly and thus leave standing water on the roof which could lead to roof leaks. Another feature of the inspection of a flat roof would be its architectural integrity. Will water drain towards the roof drain? Any architectural damage or improper installation could mean the water cannot make it into the drain. It is important to know that flat roofs require more maintenance because of their tendency to retain water.

At Tri-County Inspections, a home inspection company in the Cleveland area, we set aside time to inspect the roof in all our commercial property inspections.  We're looking to make sure that you won't be buying a property with roof leaks and unknown damage happening in an area that isn't typically noticed by the sellers. So whoever does your commercial property inspection, ask them about the roof. Are they getting up on the roof? Are they sending a drone?  The purpose of a commercial property inspection is to make sure you can negotiate with the seller and prioritize your upcoming repairs based on your budget.

Cleveland Commercial Inspection of Standing Water on Roof

In this short video Cleveland home inspector, Mike Vakos, shows you a flat roof with poor drainage at a Cleveland commercial property inspection. He points out that due to the blocked drain and the ripples in the roof the water is unable to drain from the roof. Leaving standing water on a flat roof days after it has rained can over time result in deterioration and leaking of the roof. Can you imagine buying a commercial property without knowing that something like that could be going on?

Just another reason to make sure you get a quality inspection! And that the inspector inspects the roof.
