When a Flipped Home Inspection Finds Missing Water Meter

Reasons a Home Inspection is a Must for Newly Flipped Homes

Have you found yourself wanting to buy a freshly flipped and renovated home? While the "newness" and upgrades of the home may be very appealing, don't get caught overlooking possible major mistakes. When a home is flipped or renovated to sell there is usually an aggressive timeline to finish it and get it sold. But, you don't have to be on the receiving end of important details overlooked. That is an undeniable reason a thorough and detailed home inspection is so important.

At Tri-County Inspections we only offer the most qualified inspector who will complete the most comprehensive inspection of your property. You can have peace of mind after your inspection is completed. We inspect over 200 specific parts of home inside and outside. Such an in depth inspection could save you money and headaches in the long run as the new owner of a house in need of repair or maintenance.

From Mike Vakos, owner and head home inspector:

"...in today's video, I wanted to talk to you about inspecting a flipped and renovated home. We're down in the basement here in this house and you know they put in some some new plumbing. You can see some of the new PEX lines here. Over there they put in some other new things, but right here is where you'd normally have a meter. That's your main shut off  right there, so but they forgot to put the meter in. So, here in this city which we're in Cleveland the meter companies or the Water Company's going to estimate that for the longest time. Then there may be a "true up" or "catch bill" which could be astronomical once they put in a meter. So, I highly recommend if you're getting into a house that has no meter that you call the utility company and put on the appropriate meter so you don't have a "true up bill" down the road that's astronomical. This is a common thing we see in flips and you can see here again some of the new Plumbing and new hot water tank. Anyways that's one more reason to get a home inspection on a flipped or renovated property."
