Why a Broken Window Sash Could be a Safety Concern
A Window Sash is the part of a window that moves and holds glass panes together. The window sash fits inside the window frame and should hold your window in the open position when it is lifted open. When a window sash is broken or malfunctioning it can become a real safety concern. In this instance, when the window is lifted to the open position, it would not stay open but would instead come crashing down to close. This can be a real safety concern if there ever is a fire in the home and you would need to escape out of a window. If a window will not hold the open position it could make it very difficult to escape through that window in the event of a fire in the home.
If you have to waive the home inspection, which we do not recommend, but we posted about it in, "Should I Waive the Home Inspection in a Seller’s Market to Win a Multiple Bid Situation?," then get the home inspection after you win the bid. If you know the issues that could be safety concerns in your new house, you can prioritize those repairs and have a piece of mind in your new home.
Windows: Home Inspection in Cleveland Explains A Broken Window Sash
In this short video Cleveland home inspector, Mike Vakos, shows you a malfunctioning window sash at a Cleveland Home Inspection. You can easily see that the old wooden window frame is not working properly when it is opened. Even though this is a common problem, especially with older windows it is important to know about it in order to address it. A loose window sash can be a safety concern if there were ever a fire in the house and the window would need to be used as a escape route. This window with the loose sash would come crashing down on you if you tried to open it and climb out in the case of a fire. Knowing things like this are extremely important when purchasing a home. Even if it is an easy fix, safety concerns are always high priority when buying a new home.
Just another reason to make sure you get a home inspection! And that the home inspector inspects all the windows.
