Roof Inspection: Spotting Amateur Repairs
If you are purchasing a new home, a roof inspection to spot amateur repairs and other potential problems will be important. Are you familiar with the parts of a roof and chimney? Would you be able to spot a sloppy repair to your potential new home? One important part of a chimney is the flashing that is a roof flashing. You should find roof flashing at the base of a chimney that creates a waterproof seal to protect your chimney and roof from water damage and penetration.
Any damage to the flashing on the chimney or even a sloppy repair to the flashing may overtime allow water to penetrate to the roof and cause damage to the home. Always use an experienced professional to make roof or chimney repairs.

We're looking to make sure that you won't be buying a home with roof leaks and unknown damage happening in an area that isn't typically noticed by the sellers. So whoever does your home inspection, ask them about the roof. Are they getting up on the roof? Are they sending a drone? How does the chimney look and the flashing around it? Is there any leaking around the chimney? What's their plan to make sure you don't put an offer on a house without knowing you have a substantial repair right away? The purpose of a home inspection is to make sure you can negotiate with the seller and prioritize your upcoming repairs based on your budget.

Roof issues will sneak up on you without a roof inspection. If you know the issues, you can plan when to make a repair and save money on a completely new roof or chimney.
