Flipped Home or Not Choose The Right Home Inspector
Plumbing issues are one of those things you do not want to uncover in your newly purchased home. Honestly, no homebuyer wants to uncover any issues at all after purchasing a new home. Flipped homes specifically may call for greater attention to the details. How can you avoid the headaches of costly plumbing repairs or repairs of any kind that requires hiring a specialized contractor?
Choose a highly qualified home inspector, who goes through your prospective new home with a "fine tooth comb". Tri County Inspectors give attention and detail from top to bottom and inside and out. This Cleveland Home inspection of a flipped home didn't necessarily find major plumbing issues that would prove to be a deal breaker. However, having the knowledge about the water temperature issues is incredibly useful as they negotiate with the seller.
Maybe the shoe is on the other foot and the buyer is the flipper/renovator. "....In Today's video I wanted to talk to you about inspecting renovated or flipped homes specifically Plumbing. So, I'm in a nice bathroom here again it looks you know a new shower surround, new floors, and new cabinets. One of the things we see quite frequently is they have a single handle faucet here for the tub and it's a mixing valve. It takes the hot and the cold water and then gives you the right amount of temperature that you're requesting. But, right now it's set on the hottest temperature for the tub and you can see if you look here it's only about 93° at the hottest point so you can't turn this any further. It's as hot as it goes. Then if you look at the sink we're at 133° which is actually too hot, but obviously this is way hotter than that so this valve needs to get adjusted so it's calling the right amount of temperature which is typically from 115 to 12 5°. Again this is just one of the things we look for when inspecting a home especially for a renovator to flip home because that's the most common thing we find in these is Plumbing issues.
